Leakdown testing questions

yes the house is on pilings the ground water table is about 3ft down.

as I live on the coast on a canal all the houses are on pilings.

Back on topic;

On a 15 year old 7 HP Briggs and Stratton vertical shaft engne(lawn mower), I checked leakdown, (wth 100PSI) and it was at 98% on a cold engine..

I do maintain the engine, ringfree, oil changes, etc but was pleasantly surprised it was so high.

hopefully it was 2% leakage.
at 98% leakage it would not run.

Im guessing wood pole pilings and not concrete..Any neighbors have any similar raising issues or are you just the lucky one?I suppose if it has stumped your local structural engineers then its a gremlin..Just curious ..any land movement, swelling or any unusual ground conditions,or blasting in the area??Wood pilings can swell, but just one ..interesting problem..

No, it was holding pressure, (2% leakage) engine runs like a top.


One pull, doesn't burn a drop of oil, WOT RPM's adjusted to 3,400 RPM (per B&S)

2% is great.

nope its just 1 piling moving up.

all the rest are within 1/4" according to my laser level.

you can see a concrete line on that piling from when the garage floor was poured 20 some odd years ago.
that line is now about 1 5/8ths inch above the concrete.

yep I am that lucky.

however I should take delivery of a really nice M1 garand today
